How can I view a rental I’m interested in?

We rent out keys for available rentals with a $20 returned deposit. Please bring your ID and $20 cash to our office. A copy of your ID will be made, then immediately returned, and the $20 will be returned upon return of the key.

Where can I find a rental list?

We have all of our available rentals on our website as well as our Facebook page, and a printed sheet outside of our office.

Is there an application fee?

Yes. Our application fee is a NON-REFUNDABLE $45 per person, over the age of 18, who will be living in the home.

What are the qualifications to be approved for a rental?

• A 500 credit score.
• No previous dispossessory or evictions.
• The rent of your desired property cannot be more than 40% of your gross income. 
  • Example: if your monthly gross income is $2,000, the rent for your desired property cannot be more than $800.

How much is the Security deposit?

The security deposit is typically the same amount as rent, but may differ based on the property. The security deposit holds the property for 14 days from the date of receipt. After 14 days the deposit will be forfeited and INELIGIBLE FOR REFUND, if the tenant has not paid rent in full and signed a lease by the 14 day mark. 

When is rent due/ considered late?

Rent is due the 1’st - 5’th of every month and is considered late on the 6th. If it is not turned in by the 10’th, a 3 day warning letter will be sent to your home, followed by a dispossessory.

How much is the late fee?

The late fee is 10% of your rent, unless that does not meet the $50 minimum, then you will be charged $50.

How can I pay my rent?

We accept Money Order, Cashier’s Check, and Checks at the office, or you can pay online. If you pay online we recommend using your bank account rather than a debit or credit card, because the service charge for using a debit/credit card is much larger than connecting your checking account.

Do you allow pets?

No, unfortunately we do not allow pets in any of our properties.

Do you accept housing vouchers?

We do not accept vouchers for most of our properties.
